Roofs: They're Definitely at the Top!

You can say a lot of things about roofs, and most of them might be true. But one thing that nobody can argue with is that roofs are tops. This statement can be taken in several ways. A roof does for the top of your home. It can also act like a "top" or lid for your home, keeping the rain out. Then, there's the third meaning, which is the one we happen to like the most: roofs are the best. (People say things are "tops" when they really like them.) Since we like roofs so much, we've decided to write about them, and you've discovered the blog where we do that.

4 Common Commercial Roofing Problems And How To Solve Them

Brian Riley

Commercial roofs present a few distinct differences from their residential counterparts. First, they are larger, meaning a greater surface area is exposed to wear and tear. Second, most commercial roofs have a flat design, meaning they have a different way of draining water. Also, since most commercial roofs house heating and air conditioning systems, they carry more weight than their residential counterparts. As such, this exposes them to faster wear and tear, given the increased foot traffic. Hence, as a commercial building owner, you should know these challenges and how they can lead to roof problems. Here are the four most common commercial roofing issues and ways to solve them.

The Roof Might be Leaking Water

Leaking is a typical commercial roof issue. In most cases, a roof will start leaking water when it has been deteriorating over time. In addition, water will leak inside your premises when the roof membrane becomes punctured. You should know that DIY installation, wear and tear, and adverse weather conditions are common reasons the roofing membrane might get punctured. Hence, you should call a commercial roofing contractor to inspect and repair the roof as soon as you notice membrane damage. Sometimes, a simple patch might be enough to resolve the problem. If not, they will recommend complete system repair.

Water Ponds Could be Forming on the Roof

Your commercial roof will stay in perfect condition when rainwater and other sources drain from its surface. However, the damage will start creeping in once the water starts pooling on the surface and inside the gutters. As such, checking if water is running off the roof is crucial before it leads to deterioration, mold and mildew growth, and roof collapse. More so, a surface with ponding water can be a health hazard to you and your customers.

Blistering and Shrinkage

A commercial roof blisters when the membrane is exposed to excessive sun heat. As such, the raised surfaces will make it appear to have blisters. Shrinkage, on the other hand, happens in rubber roofs such as EPDM. In such a case, leaving a shrinking membrane unattended can ruin the entire roof's structural integrity.

Punctures on the Surface

Some damages result from human activities on the roof. In most cases, commercial roofs get a lot of foot traffic during HVAC and other machinery maintenance. In addition, equipment installation may picture the roof membrane as the screws create small incisions. Given this, consider regular assessments to detect and repair punctures immediately after they happen.

You must note that the best way to handle commercial roofing issues is by hiring a contractor immediately if you suspect weaknesses or damage. They will inspect the roof and let you know about any damage you might need to repair or replace. For more information on commercial roofing services, contact a company near you.
